Roof Coatings

Roof coatings are liquid applied coatings that are applied of the existing membrane to extend the life of the roof. The coating have are made from different materials to fit different applications and existing roofing membranes but two to the most common are acrylic and silicon coatings. Most of the coating manufactures provide enhanced warranty upgrades for 10, 15, and 20 years. Roof Coatings are an economical way to extend the life of your roof as well as reduce the solar heat gain cause by dark roofs. Coatings are available in many colors but the most prevalent is white. In addition, extending the life of your roof reduces roofing material ending up in the landfill.

Roof Coatings can be sprayed or roller applied. Depending on the base roofing membrane, coatings are applied at a rate of 1 to 3.5 gal per 100 square feet.

Silicon Roof Coating

Silicon roof coatings have two advantages of other types of coatings: 1) they hold up well to ponding water over extending periods of time, 2) they adhere to most substrates without a primer, and 3) they are typically applied in one coat. The price of Silicon coatings are more acrylic coatings due to the cost of the materials. Silicon coatings install at 1.5 to 2.5 gallons per 100 square feet.

Acrylic Roof Coating

Acrylic roof coatings are typically formulated with various types of acrylic polymer. Acrylic coatings wear well over time and stay cleaner then silicon roof coatings. Acrylic coatings typically install at 1 gallon per 100 square feet but many times require multiple coats. Acrylic roof coatings are good for low slope roofs that have good water flow and no ponding water.

Asphalt Emulsions Roof Coating

Asphalt emulsions are water based asphalt coatings and contain may type of fibers/fillers to proved strength to the coating. Asphalt emulsions are typically applied in 2 to 6 gallons per 100 square feet. There applied with a low presser high volume sprayer and swept with a broom. With asphalt emulstions, many times a poly fabric sheet is applied between coats to improve strength. Aphalt Emulsion Roof Coatings can be applied over my different roofing materials and is one of the only coatings that can be applied over gravel ballasted built-up roof.

My insurance agent recommended Roof Worx, LLC as they had prior positive experiences with them. I am so glad I asked for this recommendation. The company was outstanding from start to finish. My project manager, Noah, was very knowledgeable. Noah spent a great deal of time with me offering options and advice. Bringing samples to my home helped to visualize the options, colors, and the completed project. Answering my questions, explaining roofing jargon, warranties, explaining roofing and city inspections procedures, answering my many calls and emails must have tried his patience. But he was such a good teacher and always willing to help me understand and be comfortable with every aspect of the process. My homeowners association was an obstacle because I wanted to make a small color change to the shingles. I had a great deal of frustration with their delay in reviewing my request and amazement at their questions.
