When To Replace The Roof Of Your Denver Home

Few things are as important for the safety and value of your home than an up-to-date, well-constructed roof. There are plenty of things that every homeowner should do to help maintain the health and appearance of their roof, but replacement is always required at some point.

Here are five reasons your roof might need to be replaced, and some tips to keep in mind when thinking about maintenance.

Just like the tires on your car and the battery on your phone, the roof of your home has a usable lifespan. There are going to be significant differences depending on style, with metal roofs differing from common asphalt shingles, but generally, lifespans range from 20-40 years, according to manufacturers. Obviously, if you purchase a home there is a good chance it already has a roof in place and it may be hard to get an exact date of when that roof was constructed.

Knowing exactly when a roof was installed is less important than paying attention to other signs that repair or replacement is needed, which we will get into in a moment. However, a good place to start is to know what type of roof you have, and the standard lifespan of it. This information will make it easier to make decisions about replacement. The majority of roofs are replaced simply because they have run their course.

The lifespan of a roof is going to be affected by several factors, and the weather is an important one. Damage can occur from the sun, ice, wind, water, and other severe weather conditions. These issues can impact different areas of your roof, sometimes forcing replacement of some sections before others. Take notice of areas of your home that are susceptible to weather to see if certain areas of your roof are taking more damage than others.

If you believe that the replacement of a roof section is in order, Roof Worx can provide a certified contractor to do an assessment and estimate. Sometimes repairingor replacing certain sections is a good idea after a particularly bad wind or ice storm, in order to prevent future damage.

The most important job that a roof has is to keep water out of the inside of your home. Because it is the stuff of life, water gives way to algae, mold, mildew, fungus, and other types of growth that are bad news. Take notice of any areas of your roof that are covered in moss or mildew, and areas that seem to be dealing with large amounts of rust and water damage.

A key part of avoiding these issues is to have a well-designed, functioning gutter system that will funnel runoff water away from your home. In the event that growth becomes an issue, roof replacement may become necessary.

Apart from damage due to weather, roof structures can fall victim to fire, smoke, and damage from debris. If your home has suffered any unexpected damage, roof replacement is often covered by homeowners’ insurance. In the event that the unexpected strikes, it is a good idea to have a certified contractor check for any damage that may have occurred to your roof.
