When To Replace The Roof Of Your Denver Home

Few things are as important for the safety and value of your home than an up-to-date, well-constructed roof. There are plenty of things that every homeowner should do to help maintain the health and appearance of their roof, but replacement is always required at some point.

Here are five reasons your roof might need to be replaced, and some tips to keep in mind when thinking about maintenance.


Lifespan

Just like the tires on your car and the battery on your phone, the roof of your home has a usable lifespan. There are going to be significant differences depending on style, with metal roofs differing from common asphalt shingles, but generally, lifespans range from 20-40 years, according to manufacturers. Obviously, if you purchase a home there is a good chance it already has a roof in place and it may be hard to get an exact date of when that roof was constructed.

Knowing exactly when a roof was installed is less important than paying attention to other signs that repair or replacement is needed, which we will get into in a moment. The majority of roofs are replaced simply because they have run their course.

The lifespan of a roof is going to be affected by several factors, and the weather is an important one. Damage can occur from the sun, ice, wind, water, and other severe weather conditions. These issues can impact different areas of your roof, sometimes forcing replacement of some sections before others. Take notice of areas of your home that are susceptible to weather to see if certain areas of your roof are taking more damage than others.
