3 Ways To Maximize The Lifespan Of Your Denver Roof

In spite of the challenges and hours of labor spent to perfect the construction of your home, there are few things more rewarding than homeownership. On the other side of the coin, there are few things more frustrating than discovering the need for major repairs on your new home.

Roofing defects and damages are among the most expensive to repair, sometimes reaching upwards of $30,000. This can stop unsuspecting homeowners in their tracks and create a long-term financial burden. Major roof damage and wear-and-tear is preventable, and the Roof Worx team of contractors and roofing professionals are here to show you how you can ensure that your roof reaches its maximum potential lifespan.

Perform Routine Maintenance

Regular maintenance can work wonders for the strength and stability of your home’s roof. Committing to a regular maintenance schedule could end up saving you thousands of dollars in repair fees down the road. Routine maintenance tasks should include sweeping and removal of tree limbs, leaves and other debris, cleaning out gutters, and mold/moss identification and removal.

Allowing debris and moisture to collect on your roof may lead to the growth of mold and moss, which can rot certain composite shingle materials, or cause them to peel away from the roof’s surface. A more thorough, heavy-duty cleaning and maintenance day should be allotted twice per year (preferably in the spring and fall, in order to prepare for the more severe elements of the summer and winter).

Assess and Inspect

It’s always a good idea to check for signs of damage, leaks, or corrosion when you’re working on the maintenance of your roof. However, there are more comprehensive ways to assess the health of your roof.

Take further preventative measures by starting from the inside out. Beginning in the attic, inspect the support structures for signs of water accumulation. Ensure that the insulation in your attic is sufficient for providing a consistent temperature, as fluctuations in temperature are responsible for creating moisture. Next, check to make sure that the attic is receiving adequate ventilation. Install wire screen in your vents to block the entry of debris or pests into the venting system. Finally, be sure to assess the proximity of your roof to overhanging branches, as these are potential hazards during storms or windy days.

Don’t Let Small Problems Become Big Ones

Once you’ve become more familiar with the way your roof appears while it’s being properly maintained, you may eventually notice discrepancies in the appearance of the structure. Some of these changes may indicate the beginning of a problem with the construction or the beginning of wear-and-tear. Handle these issues as soon as possible to reduce the likelihood of further damage and reduce the potential expense.

Watch out for the following warning signs: sagging/leaning, discolored patches or cracking in the ceiling, damaged or missing shingles, detached or damaged gutters, large clusters of algae or mildew.
